Update on 7330 Ridge Development Project
Per the announcement we received in the mail, the developers of 7330 Ridge Avenue presented details on their vision for that lot via Zoom on June 11. They had originally developed plans for a ~48-unit apartment building and downsized that to 24 townhomes. The current proposal is for 20 townhomes with parking.
There will be four buildings with five units each. Each unit will have a garage, a patio in the back, and a roof deck. In front of the buildings will be an additional 25 parking spaces. The buildings will be covered in Wissahickon Schist (similar to units #1 and #40). Between us and 7330 will be a line of evergreens.
Of the three big shade trees currently fronting the property, the one in the middle will come down (it's sick according to an arborist report). Plans include keeping the other two trees. Everything else will go.
Pushback on the call addressed:
Reducing the number of units
Having the end units face Ridge to match the look/feel of the neighborhood
Adding buffer trees between the units and the properties alongside the development
Pushing the start of the buildings back to match where other buildings along the street start
Stormwater and sewer systems stress
Next steps:
The developer will regroup and consider changes based on the feedback from the meeting.
Next, the developer will present these changes to the Ridge Park Civic Association and Upper Roxborough Civic Association via Zoom.
Finally, the developer will go to the Zoning Board for a decision.
